Six checks before investing
1. Legal rights
Are you buying property-linked SPV shares, fund units or tokens? Which entity owes you money?
2. Investor eligibility
Is your residency accepted? PRYPCO Mint's official help requires an Emirates ID.
3. Minimum and currency
Stake, SmartCrowd and PRYPCO Blocks advertise minimums from AED 500; Mint from AED 1,000. Confirm the selected offering.
4. Fees in your outcome
Check acquisition, recurring, compliance and exit fees, plus any tax, FX and performance-fee deductions.
5. Exit mechanism
An exit window or marketplace is not an unconditional redemption right. Check lock-up, buyer demand and exit fees.
6. Documents and regulator
Check the exact entity and permissions with DFSA/DLD/VARA as appropriate, along with the offering's audited disclosures.
Stake versus SmartCrowd: which exit-window rules differ?

Dubai shares versus tokenized property
Property interests held through SPVs and real estate tokens can provide very different legal and contractual rights. A token does not itself guarantee a direct land-title claim, instant market trading or protection against loss. Always inspect the investor agreement and the jurisdiction responsible for registration and supervision.
What about income and early exits?
Actual rental distributions depend on occupancy, operating costs, debt, property management and the governing documents. A platform's exit-window schedule is not the same as an open exchange. Stake allows eligible shares to be offered during periodic exit windows; PRYPCO Blocks describes discretionary windows after a lock-up. Buyers, exit prices and approvals are not guaranteed.
