Fundrise vs Arrived Homes: Fees, Liquidity and Investment Models

Both services can make private real estate available for relatively small investment amounts. Their products are not identical: Fundrise focuses on managed private funds, while Arrived offers individual rental property shares as well as funds. The most important distinction is what you own and how — or whether — you can sell.

    What are you actually buying?

Fundrise provides exposure to managed private funds whose value depends on assets, operating results, financing and investment strategy. Unlike a publicly traded REIT, an investment in a Fundrise private fund generally cannot be sold on a stock exchange at any time.

Arrived provides individual-property offerings and several pooled fund products. Individual property shares expose the investor to the specific rental home's performance and sale price. Funds have different portfolios and redemption rules. Compare each offering circular rather than assuming all Arrived products behave like the same asset.

How do fees change your outcome?

Fundrise lists an annual 0.15% advisory fee and 0.85% management fee for its real estate funds, for a combined illustrative 1.00% before any other fund-specific costs. Its Innovation Fund has a different management fee and should not be included in the same comparison.

Arrived's expenses and up-front charges differ by product and property. In its individual-property secondary market, Arrived says its executing broker may receive up to 2.5% from each side of a transaction. Consult the actual offering and sale screen before assuming a fixed all-in fee.

A € or $ minimum is not evidence of cheaper ownership. Compare the projected net cash flow after all disclosed fees, stress-testing lower occupancy, repairs and a lower sale price.

Can you sell before the property exits?

Fundrise: Most funds provide quarterly opportunities to request liquidation. They are subject to limits and approval, and the investment is designed to be held long term. Early-liquidation fees depend on the specific fund and holding period.

Arrived individual properties: Eligible shareholders may offer shares through a secondary market after a minimum six-month holding period, typically during a one-week monthly window. A buyer is not assured, and the sale price can be below the original investment.

Arrived funds: Eligible investments may request redemptions after six months in quarterly windows, subject to liquidity capacity, approval and possible fees. An Arrived fund redemption is not the same process as selling an individual property's shares.

Neither mechanism should be treated as instant liquidity. For a deeper framework, see our fractional property liquidity guide.

    Which model fits which need?

    • Researching specific rental homes: Arrived's individual-property route provides asset-level selection and concentration risk.
    • Seeking a managed portfolio: Examine the mandate, holdings and fee structure of Fundrise's real estate funds — or the distinct Arrived fund products.
    • Need cash in a fixed short period: Neither model is a substitute for cash or a liquid brokerage account. Redemption or resale may be limited or suspended.
    • Concerned about fraud or counterparty failure: Check disclosures, custodian, issuer, regulatory filings and how the legal vehicle treats investors in insolvency.
